Jim, Ryan Homes are great home builders. I do have pros and cons to go over with you and some things for you to watch out for. There are certain things we can do/get as far as price/freebies. Looking forward to your call in the next few days if you would like to interview me for professional representation / tough negotiation.

I can't say enough good about Joe. He is always there when you need him. I mean Always... And you will have questions along the way at the most inconvenient of times...

But getting it done right when nobody else can is what Joe does for you.

You won't be waiting around for someone to ask, where is this cert or that document... It will all be done, everything you'll need to be informed as a new construction buyer.

Are You considering the Villages, Carriage Glen or Landings?

Consider this: Have they offered upgrades to you already? What incentives are they providing?
Have you spoke to them already? Hiring your own Realtor representation upfront is critical. Those incentives will be renegotiated.
You will want to know and get in writing any substitutions the builder may impose on your home. Many times the models you see will have different finishes than what you are shown. Make sure you know what you are getting. Floor plans are sometimes different than drawings.
I alway recommend a camera and I bring one along also during construction walk thrus. It will be a great reminder and wall art in some part of your new home. These are always scheduled walk thrus...
Warranties by Ryan are typical in the first 3 years Appliances and ventilation systems. and 10 year for structural breakdowns. Ryan will stand behind their products also. Additional coverages can be negotiated also.
Keep in mind you won't get what you don't ask for!

There are just a few more items that need to be addresses by the builder when utilizing the FHA loan. Ryan Homes will be familiar with these already. But in general, they are;

Builder's Certification of Plans Specs & Site
Warranty of Completion of Construction
New Construction Subterranean Termite Service Record
Subterranean Termite Protection Builder's Guarantee

Feel free to reach out to me to disucss further. Best of luck!!

Jim,
You have recieved some great feedback already on this post! I think that Larry's post was superior, by far!! LOL. Anyhow, I have been originating mortgages since 1997 and would be able to assist you in financing a new construction. There are a few wrinkles to keep in mind, especially if you will be utilizing a government loan, like FHA or USDA. Feel free to give me a call.

And of course, Larry Sarlo would be a great source to help educate you through the homebuying process. I have been at numerous settlement tables with him, and our clients have been more than happy!

FYI. Did you know that you can do a background check on your mortgage loan officer? Go to
http://www.nmlsconsumeraccess.org , and input the reps nam or nmls #. Mine is below. best of luck!!

Hi Jim, I have a great mortgage professional that I would be happy to introduce you to. I would use him for my own mortgage. Here's why I like him:

-Will be direct/honest with you
-Long time at same company (now a Sr Loan Officer)
-Workaholic like myself
-Most importantly, has never NOT gotten my clients to the table on time

I am an Associate Broker in the State of NJ and just closed on a $550,000 new construction deal last month. I would be happy to speak with you as well.

I grew up in and live/work in Burlington/Camden/Gloucester Counties.

Call or email anytime.
