As other Realtors have pointed out, the type of boat, direct access or potential bridge issues are major determining factors. One point you requested "not nestled between 2 other homes" may be the biggest obstacle. Waterfront is prime, lots sizes are accordingly, thus houses are usually closer together. Depending on the price range (and even then) a secluded- private lot may be harder to come by. Positioning of the house may afford more privacy in many cases. Interview some full time professional Realtors, find one you are comfortable with and sit down for an indepth consultation so that they can find you the right place. Chances are if you love it, someone else will too. You want to be ready to make a move and have a Realtor on top of it daily, to make sure you don't miss it.

Having instant access to both the water both visually as well as by boat is certainly the best of the best in Florida! As a sailor, the major determining factor for me is:
~how deep is the water where my boat will live?
~is the access unobstructed?
~how long will it take to get to open water?
For a sailor, these factors do more than weigh in on a location, they are determining factors! My home, therefore, is on a direct-access (no obstructions) canal, which, while it does not have a direct view of the Gulf (unless you climb onto the roof!), it is also less than 20 minutes from dock to open, sailable water. This was important to me.
What is most important to YOU? if it's view, that's one thing, if it's unobstructed access, that's another, etc.--as is price, of course! In Pinellas County, the price range for water view/water access is currently ranging anywhere from $100K for lake view/access, all the way to $3.8million for all the bells and whistles--quite the range! There are over 200 properties currently on the market with these rather broad criteria, the average price being over $600K. The 200+ sales in the past 6 months averaged a sales price of around $412K, so we can surmise that prices are beginning to rise as demand increases.

To have some degree of success several important issues must be discussed.
#1. Are we talking a sail boat or a shallow draw, fishing boat?
#2. What is the budget?
#3. Will access to the Gulf via river such as Anaclote Rv or Wickee Watchee Rv be acceptable or are you looking for sunsets on the Gulf?
#4. Are you looking for a 'deal' and nothing else?
