is it true ? and do you guys know which lender I should contact if I have foreclosure 3 yr ago

Hi Peter: Lender here in Pleasanton.
FHA financing will allow you to purchase a home 3 years from the date the home was transferred back to the bank.
FHA financing is available with a loan amount of up to $625k. Minimum 3.5% down payment

VA financing allows you to purchase 2 years from the date with a loan amout of up to 1 million.

Don't let foreclosure prevent you from buying. There are many programs available to you. Call your loan officer.

Yes, FHA loans are now able to apply to people with foreclosures with only a year following that foreclosure. It was originally two so you have actually been in the clear for a while now. I have dealt with plenty of borrowers who had recent foreclosures, short sales, and bankruptcies. I have been able to give these people the loans they needed that fit with their situation. So if you want a loan that'll be best for you let me know.

Hi Peter,

I just helped a client buy a home 2 months after doing a short sale. The loan officer is based out of pleasanton and he is excellent. I do know this that my client had to put down a minimum of 20% but he was happy to get a lower interest rate locked in for 30 years.

Hello Peter,

I have a great portfolio program designed specifically for folks who have had a foreclosure, short sale or deed in lieu. NO SEASONING IS INVOLVED. 660 credit score 20% down up to $1MM in California. I don't know of any other bank that has this product.

Hello Thierry our bank has the program available for those looking to buy a primary residence but had one of those unfortunate circumstances. We have actually closed the wholesale channels. I work for Mission Hill Mortgage Bankers a division of Pactrust Bank.

That is very recent news. It may take a while for lenders to start adopting those standards. If I were you I would start looking for mortgage brokers first. They would be the fastest to adapt in my opinion.

It is true, loans are available for sellers who had a foreclosure or short sale. Of course you must be in good credit shape on all other credit issues.

If you can not, you must wait traditional time
