Janice,

you will get a lot of advice from those who want to sell you something, if you are looking for a home and are considering lease to own it is important to make sure you have someone helping you to get into the right home, use the right contract and make sure you are protected and to help you prepare to qualify for the loan.

There are those who will tell you lease to own is no good but it is only because the don't understand it and/or aren't willing to help you get into a home for 1-3 years, work with you during that time to help you get qualified for the loan and receive their commission once you have purchase in 1-3 years.

If you want to get into a condo or a home it is important to understand your options, find out what you will qualify for and the steps you need to take to get into your home.

I have been a real estate broker, mortgage broker, investor and business coach. My goal is to educate you so you can make the best decision for your family and then work with you to help you achieve your goal.

I would recommend purchasing as opposed to lease to purchase. Interest rates are still down making financing more affordable. I would be happy to recommend a couple of great mortgage people who could help you figure out your options. Contact me at Jeanne@kivafineproperties.com.

Janice,

I don't personally recommend lease to own because of their likelihood for failure. I'd be glad to assist you in considering a seller financed purchase or a lease and then own depending on your situation. Let me know if you would like to discuss in detail.

What is the rate per month that you have in mind? Here is a list of homes for rent in Scottsdale AZ that are offering lease/purchase terms on them. Furthermore, these homes are all in golf course communities. Please let me know if you are interested in any of these homes. If you would like to search the MLS with the same capabilities as a Realtor, you can do so online at http://www.jenniemillerrealtor.com
