Dear Delia,
You need to talk to a lender. They can often tell you exactly what you need to do to improve your credit score. sometimes it can be done quickly. The key is starting to fix it now so when you find the right home you two are ready and able to make an offer. Also don't rush out and buy a new car or furniture before you buy the house as those purchases can prevent you from qualifying for the home loan. I wish you the best of luck!

Delia,

Concentrate on your credit. I have two options for you. My CreditHelper program teaches you all of the information you need to do to help you and your husband dispute legitimate issues. However, if you would like a professional to help you in this process I can refer several that have done a great job for my past clients. If you haven't done so, go to http://www.annualcreditreport.com to get your free credit report. Make sure you get it from all three bureaus.

If you would like my free CreditHelper report please email your request to: Thad@ThadJarrett.com. Please remember the time is now to get this fixed and get into a great home.

Thanks,

Delia,

Instead of shopping for homes, focus on your credit for the next year. I know that is a lot less fun, but this needs to be your primary focus for the next year or two. Looks like your husband has good income, so focus on paying off all debt and pay all bills on time. This will help improve your credit score. Your improved credit score will then help you to qualify for a loan and lower your interest rate so that you can afford a more expensive house for the same payment.

Get with a good loan officer who can advise you the best way to improve your credit scores. They can often tell you which debt is the most important to pay off first. I'd start with your bank and if that doesn't work then ask your realtor for assistance.

I agree with Tom, you need to let someone look at his credit report. There could be some very simple fixes and his score could rise very quickly.

My inlaws live in Harlingen, and they have some very close friends that are realtors in the valley in case you need one. If you have already been looking you probably already have one. If not, let me know.

Your husband is close..a 580 score or greater is needed as part of your package to purchase a home. A good lender can help you determine what it will take to improve your score. Get with a reputable lender and they should be able to tell you what to do to make the improved score. It may only take a month or two to put you on the right track. Good luck.

You are close. Do you have a copy of your credit report? I do free one-on-one credit consultations. Maybe we can get that score over 560 or 580 real quick.

The job. What was he doing before?
