is there any assistance for veterans for a down payment like there is for rental assistance?in either phenix city or Columbus ga

Since you are a veteran, your VA benefits allow you to buy a home with no down payment, and, if you are a disabled vet receiving at least 10% disability, you do not have a VA funding fee to add to your loan. If you don't mind buying in the county, outside the designated perimeter for USDA financing, and, if your income and family size permit, that is another no down payment option. Also, if you fit into the guidelines of Alabama Housing Finance Authority Step Up program, and the lender you are using is approved by AHFA, they will assist you with all but $500 of the down payment. There are several options, but would need to meet with you to determine where your family fits in each of these programs. Hope I haven't confused you totally. A VA mortgage is typically 100% financing, so a down payment would not be required. With a VA mortgage, HUD allows the seller to contribute toward the buyer's closing costs/pre-paids.

The VA loan will allow financing with $0 down and it also has some features like letting the seller pay closing costs, pay off a bill or two for you, pay a month or two worth of house payments in advance, etc… Contact me anytime for details and a free pre-qualification.

Yes, for eligible Veterans, a VA loan requires no down payment. It is 100% financed. You should contact a local lender to go thru the prequalification process to determine the amount of loan and monthly payments you can afford. We can recommend several in the area. There are a couple of options.. depending on the situation - some veterans go through the Purple Heart Foundation. In many cases, they donate homes to disabled veterans. They have other programs available as well. I have a couple of contacts or you can google the number.. Either way, I'm here when you need me :)

For eligible Veterans VA loans are no money down zero down payment. Not sure if this helps but if not and you need more maybe you can give us a few more details. There are some other local lender programs that may be of interest to you. I will be glad to help you
