is there a way that i can see foreclosed homes without paying a fee? i have address of the property but, i don't see them on the website i go to

i go to realtor.com and see homes for sale and the foreclosed homes are not on that site

If you wanting to browse what's available before actually engaging a person who's job is to sell you something, go to Fannie Mae, Freddie Mac, and HuD websites. They all post on a daily basis homes that are entering the market as forclosed properties that have reverted to REO and are ready for sale. They don't charge anything. They will also let you sign up for a daily email that can be specific to zip code or county. I'm an investor and I do have an agent that I work with, but not until I've done my homework and reviewed about an interesting property as much as I can before anyone wastes their time.

I am a local REALTOR and I know of a handful of forclosure properties in the Brunswick area, I actually have clients currently looking in Brunswick/Hinckley area, so have been in a few. You certainly can..our recommendation is to contact an area real estate professional for the most up to date and accurate information.

The information on various websites can be dated and therefore not current. Contact an agent.

There's no reason you should pay a fee.

No Realtor is going to charge you a fee to show you foreclosed homes.

I assume you're referring to RealtyTrac and their ads here on Trulia. Jennifer: Please pay close attention. Those are not listings. Those are advertisements to try to get you to subscribe to RealtyTrac's services. Many of those homes are not for sale--which is why you didn't see them on Realtor.com.

If you want to find foreclosures, contact a Realtor in your area. Any Realtor will be able to produce a list of foreclosures that are on the market. And a Realtor will be glad to show you those properties without charging you a fee.

Hi Jennifer! I'm not sure you're still looking. Daryl gave excellent advice so I gave him a thumbs up. Fannie Mae's website is http://www.homepath.com Freddie Mac's site is homesteps.com sometimes these homes won't appear on any site until after they've been listed on their own. Further homes.com and zillow.com you can search for homes. Homes.com you click on "foreclosures" at the top of the page to do the search. Zillow, you can sign up for a free account and you can do any search and they will identify those that were foreclosed. The best one in my opinion is homepath. They actually offer special terms for foreclosed homes in that you can put little down, have no mortgage insurance, no appraisal nor inspection(s) are required. Otherwise unless you have cash to fix these homes up I can also suggest an FHA 203k loan to use the financing to both purchase and to fix/repair the home in one loan. You can find the foreclosures on the county auditor's website by pulling the sheriff's sale reports. Buying a property at these auctions is extremely risky at best. Most homes are in extreme disrepair and it is very difficult if not impossible to get financing. There are many other things to consider such as presence of septic systems and septic regulations/ sewer maintenance, unpaid tax dues, zoning regulations and the quality of the structures. Although the "sticker price" of a foreclosed property seems appealing, the hidden costs can be extensive. An agent can help you find REO homes and preforeclosures where financing is possible and help you uncover all costs affiliated with the purchase of any property.

Robert Erney is as much a scam as RealtyTrac! Notice all the "ads" he has listed. I gave him my e-mail so I could see the list of homes but still did not get the home's listing! I hate realtors like that!

Hi Jen,

If you look at the auditors web site under sheriff sales you can see if it is up for foreclosure or not for this month or has already gone through the process in the past. Many of these "foreclosure" websites sell dated information. Our auditor has a tab for property information and you can see if it has recently transfered. For instance a home that was foreclosed on and sold the pervious year down the street from one of my listings. People were still asking me to show it too since they saw it on one of those sites. They are not well monitored nor updated in a reasonable amount of time. Be careful. I can run histories for you on a specific address if you would like and see exactly where this home might be in the process. I hope you are doing well and look forward to helping you in the future.

Not sure about where you live, but all our forelcosures are listed with MA Realtors. Find a good Realtor to work with who will advise you when the forclosures come on the market and take you out to view them. There are no fees involved here. Good luck!!

I agree with all of the wonderful advise you have received. At any point in time, any one of us local REALTORS would be more than happy to assist you. We have the ability to search "distressed" homes that the owners are trying to sell prior to a foreclosure, or homes that have already been through the process and are now available through the MLS or some of the banking sites not yet up with a real estate professional. This is the most up to date information you can find. Some of these pay as you go sites are month or years out of date.

The address you have is either an expired list or one upcoming a few months out.

Not worth your time, work with a knowledgeable Realtor.

Anyone charging you for a foreclosure list is scamming you. Work with a Realtor. We are able to find legitimate foreclosed homes currently available, and email them to you daily.

Once we purchased a foreclosure home, renovated it , and sold it, and had someone come to the door asking about it because it was on the foreclosure list he just bought.

As you have already been informed the "foreclosures" you see are advertisements to get you to subscribe to their site. Many of these homes aren't yet on the market and are actually still in the foreclosure process. Medina County Auditor has a lot of public information online about every property in the county....as far as taxes, etc. Your best bet is to contact a local Realtor. They can work with you to find a home or gather further information as well as give you access to a client portal where active listing information is updated much sooner than the online sites you are able to access.
NONE of these services cost a fee. Build a rapport with a local Realtor, stay loyal and communicate often and in the long run you will find the process much less stressful and most likely will save you time and money.

Jennifer. There's the best advice for you below. Both agents are telling you just like it is! Find an agent and look at foreclosures....don't waste your hard earned money on these 'foreclosure' sites. Worthless, if you ask me.

I don't know of any realtor who would charge to show a home. If they do, run. As others have mentioned, find a realtor (preferably through trulia) in Brunswick who can assist you.
