The property you are asking about is not identified. Normally when Realtors speak of the monthly payment they are speaking of PITI (Principle, Interest, property Tax, and homeowner's Insurance). Some mortgage companies state their monthly payments as PI only. It is good that you noticed the difference. There is a fee and it is split between your representative and that of the seller. All clear, protective of all parties and enforceable by law. Think about it. You are going to have to identify the property so that someone knows what you are talking about.

Normally, the monthly payment will include PITI, which is Principle, Interest, Taxes and Insurance;
This is called IMPOUNDS and the Lender's way of making sure that you pay your taxes and have insurance on the house. It is a good way to go.

You are going to have to work with a local Realtor for the other questions.
