There is a new listing on Marina Circle in Piru today. I know the listing agent and have attached a link to the property detail report. It's a 4+3 (almost 1,750 sf) built only 10 years ago in the Citrus View tract. I have worked extensively with "Short Sales" from both the listing side (L/A) and the Buyer's agent side of the transaction.

Agent Remarks on the MLS state: No showings until 11/21/08. This is a short sale. L/A has experience with successful short sale approvals. Lender has been notified. One lender involved. Do not be afraid. We can close it.

I have attached a copy of the MLS information, showing this REO property to still be in Active Status after 25 Days on Market. You want to be very careful when purchasing an REO (Bank-owned) property, in that there are no disclosures. Neighborhood influences such as noises, broken water pipes in the slab, electrical issues, mold, plus permit issues and condition of the roof and heating systems (to name just a few) are far greater concerns to a homebuyer than merely price and affordability alone. I don't mean to scare you off -- I only want to protect your best interests. Good luck in your future home purchase.
