if the seller makes no guarentees on zoning. How can I find out more information on the zoning matter, and how would it affect me as a buyer?

Your buyers agent should help you in this. I had a buyer that we had to get a zoning change done because when the city made zoning changes they forgot to put in a grandfather clause. Delayed closing 90 days.

You can check with the zoning department in the area in which the house is located. They should be able to answer any questions for you.

Zoning should be listed in the Preliminary Title papers;
talk to your Escrow Officer.
