FIRST ANSWER
Hi Kralon,
Using an out of state mortgage broker should not be a problem as I have worked with many mortgage brokers who are not local and have not had a problem, the only thing is that the escrow company usually charges more to work with an out of state broker and that is only because of getting the documents.
