In order to assess how much value to give to the input from Agents on what is necessary to offer please read this discussion .... http://www.phoenixrealestateguy.com/can-i-get-proof-of-a-com
and take the time to read this entire discussion http://www.trulia.com/voices/Home_Buying/Proof_of_competing_
I think it will help put things into perspective for you on just how concerned Agents are about if you pay more than necessary.....it's more about "Well ya got the house didn't ya" than you offered what was necessary (for you) to get it.
Please read the comments from Agents discussing competing offers.........
I hope you have a Realtor working for you. It is just for questions like this that you need a Realtor in your corner. Price is only one of many things to consider during the process of buying a home. If you do not have a Realtor, look at those local agent who answer your question here on Trulia to see if there is an agent whom you want to contact. You can do a search of agents here on Trulia to find additional Realtors in your area. Ask your friend and co-workers for recommendations.
Go luck in your pursuit of an new home.
I would be happy to help you. All we would need to do is pull sold properties in the area, along with the tax records. I can prepare a market value report for you to make a educated decision on what to offer for the home. This report can be emailed to you. Let me know if you are interested.
