Work with a REALTOR - they can pull information , research, negotiate and have the insurance to back their actions up. Working on your own just is not the same. In most cases the seller is paying for the buyer's agent - why not use one?

In order to assess how much value to give to the input from Agents on what is necessary to offer please read this discussion .... http://www.phoenixrealestateguy.com/can-i-get-proof-of-a-com…

and take the time to read this entire discussion http://www.trulia.com/voices/Home_Buying/Proof_of_competing_…

I think it will help put things into perspective for you on just how concerned Agents are about if you pay more than necessary.....it's more about "Well ya got the house didn't ya" than you offered what was necessary (for you) to get it.

Please read the comments from Agents discussing competing offers.........

Good luck

If you don't have an agent consider the services--you need to be aware of recently closed similar properties in the immediate area--factor in repairs--extensive or cosmetic--review the data and make a determination as to a fair offer--there are no standards as to how much less, any fair bid will open up the negotiating table--do keep in mind--if the property is priced on target for today's market or slightly below multiple offers can come into play.

Benito,

I hope you have a Realtor working for you. It is just for questions like this that you need a Realtor in your corner. Price is only one of many things to consider during the process of buying a home. If you do not have a Realtor, look at those local agent who answer your question here on Trulia to see if there is an agent whom you want to contact. You can do a search of agents here on Trulia to find additional Realtors in your area. Ask your friend and co-workers for recommendations.

Go luck in your pursuit of an new home.

Hello,
I would be happy to help you. All we would need to do is pull sold properties in the area, along with the tax records. I can prepare a market value report for you to make a educated decision on what to offer for the home. This report can be emailed to you. Let me know if you are interested.

It depends on what it's worth. And it depends on the comparable sales data for similar homes. Without that nobody can answer your question.
