Hello Dr. Phillips Home Buyer, I believe what you are experiencing is some of the "ghost" inventory in the market. These are homes that the bank has foreclosed on but are not yet being marketed for sale. We monitor the market and are made aware as soon as these properties become available. Working with an experienced agent is the best thing you can do to reduce the chance of not getting a property you are interested in. We can save you time, money and hassels. Hi Nikki925,

You have recieved several e3xcellent, but similar answers. As noted if you have the address I can research it and get you more information. If it is listed you will be able to locate it on popular real estate websites like Realtor.com

Banks often hold foreclosures (REOs) that they have taken back for several weeks to a few months in their inventory until they list them for sale to the public through a licensed real estate broker. The occassional exception is with foreclosures owned by small, commnity banks. Those banks will sometimes sell out of their REO inventory before listing it with a broker.
I live in Windermere and conduct much of my business in the Dr. Phillips/Windermere area. Please let me know if I can help.

Thanks,

Nikki925:

I’d recommend you contact a local Realtor – they can check on the MLS to see if it listed there. In addition, you can check on sites like ForeclosureRadar – find a local Realtor who has an account and they will be able to look it up for you to give you the current status.

In most cases, banks will not talk to you directly – you usually have to wait until an REO hits the local MLS and then go through Realtors for the purchase.
