i've just bought a home in old hickory, TN. My realtor states that I am qualified for $8,000 tax credit even

though this is the 2nd home I'll have bought since 1977. This is a VA loan which closes July 23, '09. Do you know if I qualify or not?

All the answers seem OK on the surface, that if you have not owned a home in 3 years you will qualify
for the tax credit.....however, there are some VA loan requirements that your VA loan is not tied to that first house , and I guess you have checked all that out....can you use a VA loan more than once??

How exciting and congratulations on your new home! Of course, I always will tell you to consult an accountant for your final answer, but if you have not owned a home in 3 years you will qualify provided you meet certain income qualifications. If you do qualify, you may amend your 2008 tax return and receive your tax credit now rather than having to wait until next year. It is a wonderful benefit for anyone purchasing right now. Good luck and congratulations again on your new home.

Congratulations on buying in Old HIckory! We have family there and visit often.

If you haven't owned a home in the last 3 years, you should qualify for the $8,000 rebate. I don't know ALL your circumstances, so it might be good for you to consult with an accountant or a tax preparer. Also, they would be able to help you file an amended tax return if you want to get your rebate this year instead of in 2010.

You are considered a "first time home buyer" if you haven't owned a home in the past 3 years! As long as you sold that home from 1977 more than 3 years ago, and haven't owned any other home in 3 years, you are fine. . There are other qualifying issues such as income levels, and it must be a prinary home. Your closing date works fine.

Good luck, and don't spend your $8000 too fast!!
