i shorts sold my house in oct 2009 can i buy a house? 750 score with no dti or pti problems, solid job, 0 derog except short sale. any ideas?

Depending the month of short sale in 2009, yes it is very possible to get a loan as long as you have been trying to rebuild your credit. Contact a lender for more details. You can do conventional with 20% down after 2 years or you can do FHA with 3.5% down after 3 years. This assumes that you were late on your payments and you did not have extenuating circumstances. If you were not late or had extenuating circumstances it could be earlier.

You need to be a full 36 months for FHA so it will depend on what month your short sale recorded. If it was in 2009 you should be good for conventional with 20% down right now.
