i recently put in offers for houses in psl (bank owned).1st house was on market 12 hrs ( i was first to see)

had offer at listing price within 24 hrs only to find out next day they accepted another offer. 2nd house put offer 10% above list (house on market 4 days) again same response. I'm wondering if my offers ever made it to the bank. Are house really selling this quick? How do I compete if this is the case?

Yes, homes are selling this quickly in Port St Lucie! If the home is in great condition, it is not unheard of to get more than 20 offers on the first day . And, yes, people are getting into bidding wars on these properties. I have told my buyers when I thought the property was under-priced that if they really liked the house, they would likely need to put in an offer that was above listed price. Since I know the market, I also try to make sure that they don't offer more than what the home will appraise for. There are too many properties on the market and coming onto the market in PSL to put in an offer that is above what it will appraise for.
You compete by having a good buyer's agent on your side.
