Sonja, We work with lenders that go down to a 600 credit score. In some rare cases, 580. Give me a call if you would like to discuss.

Sonja,

THe best advise is to work on your credit. I can recommend some great lenders to talk to, but if you know you have bad credit, the first step is to work on that.

Sonja,

Speak to a lender. I recommend Mary Kay 773.403.4150 with Guaranteed Rate. She can help you determine your options.

Best of luck

Sonja,

I am a local lender with Wintrust Mortgage right here in Chicago. I can't advise you until I can take a peek at your credit.

Please go to my website and fill out a FREE online application by clicking on "start the process". Make sure you do the entire application, not just the pre-qual. The more info you put in, the more accurate I'll be able to assess your situation.

Work history, rental history, assets, income, etc., etc.

what about our credit, we do want to get out of debt and are trying but somehow
we remain in the God awful state. do you think consolidation is the way or just pay it off ourselves.

Bad credit and buying a house in today's lending environment seldom work out. We are challenged to find landlords who will take on tenants with damaged credit, and if your credit score is under 600, you are not going to get a home loan.
The only lender that does not credit score is VA. If you and / or your husband are veterans, you may be able to buy.
Otherwise, you need to work on credit repair and build a history of on time and in full payments for all your bills, big and small.
I have references for this, but it is not going to be a quick fix. When it is done, ou can enjoy the privileges of good credit and being able to get a home of your own.

It sound like you need to repair your credit I am not sure what your score are but there are lenders out there that will help you repair your credit and there are also credit repairs companies like lexingtonlaw.com that can help you. Also depending on your credit score you may qualify for some specific mortgage products, contact Wells Fargo they may have a program for you.
