Figure out what you want in a home.. the perfect world, then based on that and what you will be approved to spend, get an agent to assist in a home search. FYI many agents in this town charge buyers what they call "administrative" fees which is nothing more than a junk fee that adds to your closing costs. Ask them how much their fees are.
Some of us don't so there is a choice.
Good luck it is a lot of fun finding the perfect home, be it a first one or not.

I must compliment you on your strategy beginning this huge step in your life by asking for advice on Trulia. The very first step is getting pre-approved for a Mortgage Loan by a Lender. You and especially your realtor need to know, "how much" house you can afford, before even thinking about going house hunting.
The second step is to hire (at no cost to you) a local realtor who help you find your dream home.
If I may be of any service to you please do not hesitate to contact me. I have plenty of information for you, that I would like to share. It would be my pleasure helping another First-Time-Home-Buyer through the Mortgage Loan Approval Process and making your wish of home owner ship come true.

Thank you for reaching out to the Trulia community where I see you already got a handful of answers and I am confident more will follow. You can also google search the topic and the internet will have a wealth of information and probably answer your Trulia question best and cover all bases. However I share this link that you can copy/paste and it also gives great advice and insight regarding tthe home buying expectations and the overall buying process.
Hope it helps.. it is a 40 pages of valuable information that I am sure will answer most or all of the questions you have and maybe even ones that you didn't even consider.
Step 1: Read the Above Document and all Trulia responses received.
Step 2: Get prequalified by a reputable lender ( I can refer you to several) Also, pay ALL your bills on time, eliminate as much debt as possible, maintain stable employment and don't make ANY large purchases or long term finance committments until AFTER you buy a house.
Step 3: Work with a Realtor that knows the CURRENT market trends & values, is a good negotiator and has a proven track record of success with a list of happy customers. ( I fit the description and would welcome the opportunity to work with you and can provide references.( I LOVE 1st Time Home Buyers!!! )
Buying a house is probably the largest investment you will EVER make CutePinky and it will also be one of the most rewarding experiences. ( It is my job to also make it as hassle-FREE as possible and to make house hunting FUN) There is no better time than NOW to buy versus rent with all time low house prices & interest rates. (Most first time home buyers express to me that their monthly mortgage payment is actually cheaper than their rent! )
Whether you choose me to work with or not, PLEASE don't let the STRONG buyers market pass you by. Please contact me directly and we can further discuss your wish list, "MUST" haves the your endeavor to become a HAPPY homeowner. I look forward to assisting you and finding you a house to call home. Call me 7 days a week from morning until MIDNIGHT!

Next is to select an agent, Audra Henderson an agent with my firm is a great choice and she can be contacted at firstname.lastname@example.org, she is currently helping a first time buyer and as of today a contract to purchase a Lake Mary home has been signed. The buyer Audra is working with is a recommendation from a past first time buyer who is happy with our service.

Besides how to finance the house, you should ask yourself what other features and qualities of the area are important to you. I have lived in the area for over 15 years and can definitely guide you to find the right house in the right area for you.
I love to help first time home buyers navigate their way through the real estate market. Mike is right you are going to get many answers, but what I normally do is take my clients out for a coffee and talk to them about their needs, goals and dreams. Then I explain all the different options they have between financing, communities, and educate them on the different home scenarios that they will encounter. Bottom line we develop a gameplan that works for you.
I love to educate and counsel my clients. I have some great information I could send to you that explains the homebuying process from start to finish. I also have a basic "buyer road map" here at the following link that outlines some of the major steps.
I also have access to multiple downpayment assistance programs that could be very useful to you and help you with $7,500-$30,000 in assistance.
Hope that helps!

I'd love to help you with the ABCs, but there's SO-o-o-o many facets to the process that the typed word is probably not the best venue as much of the process depends on your needs and abilities.
