i have cash for a doublewide but have bad credit can i get into park

Hello robertelsie110, You may want to ask the park that your considering? Do you have a BK or foreclosure in the last 2-3 years? If not, you may qualify for CHF Access half percent down payment program with a minimum 580 fico score which can also contribute towards your closing costs as well. Here i what is available in Orange up to 300k which start at 220k which is only $1,100 down and $1,610PITI and up. Are you considering any other cities? What city do you work in and what is the maximum payment you can afford and I will look for some options for you to post?

my husband has only a tax id no social security card and credit like 600 or 610.Is he ablento get a loan to purchase a mobile home if so how much down and what state?

It's too bad that you are in CA, I am selling a used doublewide in excellent condition in SouthEast Ohio with 5 acres of land. I am currently signed with a realtor and I am considering my options for when the contract expire with the realtor. I would consider selling the doublewide out right and then land contract the property for the right person. It would be a win-win for both of us since I wanted to be relocated before November 2012.

Couple of thoughts, if you are paying cash for the unit there isn't a problem. If you want to rent a unit, have credit score concerns, but plenty of cash that's okay. Right now cash is dictating what's happening in real estate transactions - if you want to rent, consider paying several months in advance to secure the unit. Make sure you have a rental agreement that covers you both, especially since the landlord will already have your advance rental payment.

When you find a park that your interested in, you may want to check with the Parks Management first. Most parks do run credit reports but also look at income and some require your monthly income to be 3x the amount of rental space.

Credit is not a problem when you are buying cash, credit is for those that do not have cash or have it but want credit.

Thanks for your question. When you say you have cash for a dwide.. are you saying that you will pay all cash for the home?
If so, You should not have a problem, you can always explain ther reason for your credit issues...

yes i will be paying all cash for mobile home but i have heard it is hard to get in a mobile park with bad credit
