i have called several agents and ask for help, yet good deals on foreclosure property keep getting away from

me. the last one was yesterday. i wanted the foreclosure on hwy 305 athens,tn. why is none of them contacting me of these deals? i just happen to see this one on the internet the night before. when i called the next morning they said they got an offer on it yesterday. i have been preapproved since may 2008.

If you are not working with a realtor at this time I would like to help you. If you will go to my website at phoebestepp.crye-leike.com and click on featured links, then click on forclosures and fill out the information for your search, all the forclosures in the area should come up. If you see anything you would like more info. on just enter the mls. # in the quick search on my web page and you will get full details. Check this often to see the forclosures as quickly as we realtors do. If you see anything you want to look at just give me a call as soon as possible . I also help my husband with the auctions in the Athens area and we sometimes have great deals in homes at auction. Yes you are right. A lot of foreclosure homes are being sold within a few days. My suggestion is for you to contac a reputabel real estate agent in your area and tell him/her that you want to buy and you will work with them to find the right property for you. Agents have access to multiple listing services and are able to get information more accurate and faster than the general public. Hope this helps. Interview agents and contract a Buyer's Agent! You aren't going to get anywhere with multiple agents. If you aren't loyal to one agent, they won't be loyal to you.

Find an agent that is familiar with foreclosures but not necessarily an agent that has a lot of foreclosure listings. They will be too busy and have too many investors they are working with directly. A Buyer's agent in most multiple listings services can set up a specific search for you. Then you and that agent can both be notified when new listings become available.

You also must be available quickly to go see that property and submit an offer ASAP.

Because they have 20 other bargain hunters also asking them to find a steal for them. I seriously believe many of these go to people with inside information, and I don't mean real estate agents.

FIRST ANSWER

It is not unusual to get multiple offers on a foreclosure that is a good deal. i think it would be more efficient and in your interest to get a buyer agent who is working exclusively for you and can be looking for a property to meet your needs. By the time they hit the internet,they may be gone. The most up to date & accurate info is on the MLS and your agent can get this for you as soon as it hits.
