counter. we then gave earnest money an signed or initialed the orig contract. on may 19 n i was told that we are witing for a sigmature from the seller(bank ), this property was allready through the foreclosure process and it is sitting vacant since beginning of march.. it has been 2 going on 3 weeks and i or 2 going on 3 ???i gave notice where i am living and had to re nig on my vacancy so i am pay ing higher . so actually the great price is becoming less of a great price every day. i am paying cash no financing is involved i do believe i have a good and trustworhy (?) realtor . what to do???
Unfortunately, I am having a very similar situation with a condo purchase and I am representing the buyer. The process is already in the 8th week and we still have not received a definite answer from the secondary lender. I call the listing agent two to three times a week. Several agents from our office have attended short sale seminars and the problems seems to be the abundance of paperwork. Each processor is dealing with 200 - 300 files at a time and can't keep up. I'm sorry that I do not have a very positive solution for you, but you should know that this can be a long and drawn out process. The good news is that once the dust settled, you will have purchased your new home at quite a substantial savings. Good luck to you.
You can also try having your attorney look into the matter for you.
In that situation, I would advise you to be bugging your buyer agent to be bugging the listing agent for that signature. The squeaky wheel gets the grease.
When buying a bank owned property it is always good to know what/who you are dealing with. The employees dealing with the foreclosures are overwhelmed with properties. Most of the banks don't have enough staff to handle the workload.

Keep squeeking to your Realtor and ask him to keep pestering the listing agent to keep asking the bank for a response. Unfortunatelly the bank is in control of when they will respond to your contract. They are never in any hurry. They of course can continue looking at any other offers that may come in while you are waiting. It is never a sure thing to be buying from a bank.
