i called an an agent to see a listing I am interested in. Do i have to pay a commission if i buy?

The agent is paid by the seller, unless you have a buyer broker agreement with your agent -- then yes.

Hi, Typically a Buyer only has to pay a comission if there is an "Exclusive Right to Represent" agreement fully executed between Buyer and Agent- and the Seller is not paying the comission. In NY generally the Seller pays the comission. Keep in mind the Listing Agent represents the Seller and will have the Sellers best interest at heart. You may decide to retain your own Buyers Agent to help with negotiations and all of the paperwork involved. Even if you do the majority of time that Buyers Agent will be compensated from the Seller through the listing broker. Be careful what information you give the Sellers agent because you wouldn't want to give away too much info or say anything that might hurt you in a negotiation.

Generally speaking house listings on our MLS service have an agreement signed by the seller that guarantees payment to both the listing agent and selling agent. Working with the listing agent is not always the best anwer for the buyer as the loyalty of the agent is often to the seller (as they have a longer relationship and should be working for the seller's best interest).
It is better to buy property from an agent that represents you. Representation and compensation are independent items. The seller is still responsible for paying a buyers agent in most cases.
My advise is to work with a buyers agent that you select.

It should be mentioned that you have the right to become a buyers agent rather than working with an agent who is representing the seller. While this may gain you some terrrific advantages, many of the best buyers agents will ask you to enter into an agreement where you may have to pay a commission.

If the listing is listed with a Broker Company for sale the seller pays the commission; if it is FSBO you can neog. the commission.
