The below answer is wrong, plain and simple. This is New York, and many of these condos are not being sold and are simply sitting unsold. Sales plunged about 25% last quarter alone. In fact, the few people that are still in pre-construction or unfinished projects have sometimes been requesting to terminate the contract. The best way to figure out the CMV on the building is to go directly to the sponsor (owner of the building), and ask what the price per square foot was going for 6 months ago and the bargain down from there. CMV is very difficult to determine on new constructions these days because of the market. Comps wont necessarily help you as much either. My advice is to go to the sponsor, ask what comparable apts in the building go for, and go from there. Happy hunting.

This is New York you start asking what is still left. Because most
likly they will be sold before they finsh building. Don't wait to long.

Hello, it's hard to determine the current value because your condo building isn't finished. The true value and appreciation increases as the building comes to completion.
But for now you can find out all the bells and whistles that the condo unit will have and ask an agent to do comps with other condos that have sold in the area.

Hi Selam,
My suggestion would be to talk to a top produceing realtor in the area. They would be able to give you a true assessment of what the current market value would be based on current sales and market conditions. If you'd like I would be happy to refer an agent to you in downtown Brooklyn. If you would be interested in that please contact me. You can reach me at 516 244-5314 or via email at homesales4u@hotmail.com.
Sincerely,
