If you have a signed buyer broker agreement and that agent was involved in locating that home, you are likely bound by the agreement. If the agent didn't find it but you signed that agreement, you are still likely bound. You should simply level with the agent, tell them you're not happy with their service and fire them.
Next time, shop your agent carefully. Everything is great until something goes wrong. Do yourself a favor though - use a buyer's agent and not the listing agent for this home you're talking about. Never, ever use the listing agent to represent you as they are legally bound to the seller, not you.

Was the Agent the one who assisted you in finding the property. Did you terminate your Brokerage Agreement with your Agent? Depending on the terms of the agreement will determine if you are still binding with the Agent. You are always able to terminate the agreement and hire someone else to represent you as the Buyer's Agent. In this current market you really do need someone who represents you.

Elle, there are some listing agreements that say that you have to pay a fee to cancel the listing. There are some agents that won't allow a client to get out of a listing at all. In my own business I always tell my sellers that if they are not happy with my services, they can terminate our contract at any point...no fees or costs involved. If I haven't done everything that I can to the best of my ability and to the best of the Seller's wishes, then I'm not doing my job and deserve to be let go.
