i am thinking of purchasing a vacation home in bullhead city az. Are there areas i should avoid due to?

You should look around in Bullhead City, and find an area that appeals to you. It depends on your lifestyle.

Once again I am still not a realtor,but I also have [ no vested interest ] in wether you buy a home or not like a realtor does. If you buy, they make money, money= motivation,motivation in a down market = desperation, and you and figure out the rest. Any place is nice if you live in the right area of it. All I'm saying is watch out where you live down there cause it isnt all nice. There are other less emphatic replies than mine but true none the less. The palce is MOSTLY a low class pit . There are some really nice areas with amazing homes, and there are some pits of filth. It's about equally divided in Bullhead city 50/50. And that is the truth. I did recently find a few trailer homes for 50 thousand- ish that I picked uo to tear down and build on the lots, so now I'm in. The one thing good about socioecomicly disadvantaged areas like Bullhead y is city is that property is really cheap and easy to develop. Low wages help a lot too. The city council is not very adept at getting new high tech business and manufacturing company's to come to the area for long term emerging technology growth and develpement. But the area would need a sufficient number of existing tech trained and degreed population from which to draw upon to support those industries that just does not exist yet in the local economy. I am interested in a few things there myself, but only because I like to be a bigger fish in a smaller pond. Just the facts as I have come to know them from spending a lot of time there over several years.

The first thing I would say is to totally disregard the obviously irrational post of "colosusc". It appears this person has some personal issues with parts of Bullhead City, but I can just about guarantee you he has no facts with which to back up any of his wild claims.. While I would not say Bullhead City, as with any community, does not have problems, to claim that "almost all the residents have been convicted of at least one felony" is absurd. Many of the residents in what he ruthlessly describes as "felony flats" are older retirees whom I'm sure would be greatly offended by his claims. Many others are honest working folk who simply must lead modest liefestyles. I represent sellers in these neighborhoods and none of them would be what I would call "poor white trash", nor to the best of my knowledge are any of them felons. I feel rather sorry for anyone having such distressed view of the world. The buyers I represent have found just the home they were looking for in Bullhead City.

Having said this, there are some run down homes in this area as well as some very nice homes. If you're looking for an inexpesive first home, getaway or rental investment property, this area is full of oppurtunities. As with any purchase the buyer must do their due dilegance before buying.

Do yourself a favor and investigate the area rather than relying on the unfounded claims of others.

I'm not a realtor! The flat lands where all the mobiles are,Bermuda shores ,holiday shores, ettc,, where you see all those f'ed up mobile homes is well known as "FELONY FLATS", because almost all the residents have been convicted of at least 1 felony. Bull head city is also the Meth capital of the western United States. My ex live's in the Fox Hills area up on Bull head pkwy. There are gated communities up there and these days there are quite a few newer homes from 130 to 200 thousand. If it's really just a vacation home you want for a month or 2 per year ,and youve got some dough since the US dollar is very low, look on country club drive and that area near the river. It's nicer there and the socioeconomic level is a bit more middle class and up around there. Havasu is a bit more upscale than Bullhead city. To be really honest ,about 50% of Bullhead is a great bastion of poor white trash I am sad to say. So much of the area would be worth a lot more and be much nicer, but a place is only as nice as the people who live there. Bullhead is cheap, but choos wisely. Drive around for 3 or 4 days with a GPS and you'll see what I mean.

Bullhead City is great. Much more eclectic and interesting than that retirement community 50 miles south. Good restaurants, friendly people, Lake Mojave and the river, dune buggying in the Black Mountains. .Holiday Shores is a nice area. More people are moving here from California and Canada and it's got the great Mojave Community College for fun outdoor courses, two great gyms, fabulous weather.

Egads. Might I suggest you look a little further South to Lake Havasu. I looked all over Bullhead City about 3 months ago. Man, what a depressed, poor and ugly area (except for the stuff right on the river). If you don't need to be that close to gambling all the time, and can stand the 60 mile trip from Havasu....you can buy a lot more house, community, etc. there than in Bulhead. The developments way up on the ridge seemed to have really dropped in price, but still weren't inviting.

You can find the full range from $99k mobiles to $200k nice houses up to $2M plus in Havasu, and there is only a small area that is a real crime/drug area. I spoke with Mohave County Sheriff's Office to learn where it was. Driving thru that particular crime-ridden area is obvious.

Lesley is correct. It is illegal for Realtors to answer that question directly it is called “Steering”. If this is an important matter to you best to call the city/town/or county police. Just ask what locations they get most of there calls and what the type of calls.

Lesley Harris, Realtor Southern California. RE: bullhead city AZ and areas you should avoid. Since realtors are hold to a higher ethics it is illegal for us to tell you where and where not to purchase. It is called RED-Lining. I would recommend that you call the police department in the area and search for crime statics and school districts. Even the Chamber or Commerce will most likley send you a relocation packet. I have two really good friends that are Realtors in the area - I would be more than happy to call them and have them send (Via air mail) you a Relocation Packet. It will offer you all the information for the area and average price ranges and schools, churches, demographics, etc.....
