can you all tell me which areas/streets in South Tampa are the most prone to flooding? for example, i have already determined that a big part of Sunset Park has flooded in the past (on the west side of Westshore like Dante, Poe, etc.), but there has been no flooding on the other side of Sunset Park. by "flooding" i don't mean the big puddles of water after storms (which are a nuisance in many parts of South Tampa). i mean like when Bayshore was underwater during Frances in 2004. Should I assume that most of the west side of Westshore and anything along Bayshore Blvd is flood-prone? What other parts of South Tampa are flood prone?
i want to stay away from any homes that have had flood damage.

Seems like you have now received some basic information regarding flood maps. Additionally, I would say that you want an experienced South Tampa agent that knows which streets and locations are prone to street flooding. In my opinion I would be less concerned about water rising into the house (unless you live on a canal) and more concerned about street flooding, which can prevent you from even getting out of your home. This type of flooding is much more common, particularly during the heavy rain season and can create great headaches.

Here's a link to a map of the worst flooding areas in South Tampa: http://welovetampa.com/index.php/2009/10/ . Flooding can really be a nuisance in South Tampa and also in St. Pete. My friends sister ruined her new Range Rover by driving down a flooded street near Snell Isle. I was out in California years ago when they got all of that rain and homes were literally sliding off the sides of mountains! Anything close to the water is flood prone and part of the draw of South Tampa is that it is close to the water so unfortunately many of the streets flood. On that same website, you can enter the address of a home and it will tell you what zone it's in.

There are subtle preferred areas in South Tampa, most are impacted by flooding. However, if you use the flooding issue as a strict guideline, you may be missing some of the premiere South Tampa neighborhoods and giving up some of your re-sale equity by giving up a premium location for flood insurance premium. Every home has a personality and history. You will enjoy the rich history and community spirit of South Tampa.
