i am selling my home in lee county florida.what closing costs am i responsible for besides title insurance and tax stamps?

Seller is responsible for commissions and doc stamps on deed which is .007 x purchase price. Title insurance can be negotiated. Usually Buyer pays. Repair costs are usually negotiated at time of contract. Might be some legal expense and wiring costs ranging from $200 to $1000. All Taxes and HOA amounts will be prorated up to closing date. Try to obtain a prelininary HUD to see your expenses and closing figures.

It depends how the contract is written up. Sometimes the seller pays for title insurance, title search and doc stamps on deed and other times the buyer pays for it. Here are some of the possible expenses.

Attorney Fees (if required)
Owners Title Insurance Policy
Preparation of Deed
State Doc Stamps on Deed (.70 for each $100)
FRIPTA Foreign Investor 10% (when applicable)
Realtor Fee
Termite Damage Treatment (when applicable)
Structural Damage Treatment/Repairs (when applicable)
Proration of Real Property Taxes
Proration of Maintenance Fees
Existing Mortgage Balance

Additionally, if there are any unpaid sewer assessments on your street -- sometime sneaky in Lee County -- your Title Agent's search will show these. Any mechanics that didn't get paid?

Lee County has so much to offer. The Minnesota Twins and Boston Red Sox Spring Training games are my favorite activity there. If you are moving to Sarasota -- do you already have accommodations?

Although the Orioles Stadium has recently been refurbished -- you will be much closer to the beach ALL the time here.
