i am moving to the dfw area, i am considering a condo

is the property tax rate on condos the same as single homes? also if the fee says it covers blanket insurance will the cost of homeowners insurance be less cosly? thanks.....

Congradulatuions! about moving to DFW. I am originally from the East Coast, and Love Texas! Yes Blanket insurance does make your insurance less. You basically need contents and inside the walls. The Condo fees normally cover outside. Property tax is the same....based on value.

If the HOA covers blanket insurance, and this is normal, then you buy a "condo" policy which is similar to renters insurance. Much less costly than normal home owners insurance. Even if not required by the HOA a good idea to have. It covers theft, damage from another owner, damage by you to another owner (think fire or flood), and loss of contents. Typically with condos the insurance is only to the sheetrock, so if disaster happens, you still have to finish out cabinets, appliances, paint, fixtures, etc.

Good questions. This is always the trick with condos and townhomes....cost of HOA. Each is a little different and covers different items. Typically anywhere you have people involved the HOA fee will go up significantly....concierge, doorman, security, on-site manager, etc. Some HOA covers water, some hot water, some utilities, etc....I never think this is a good idea, as it does not encourage conservation.

The tax rate is the same whether you have a condo or a home. Your cost of homeowners insurance will be less costly as the Homeowners Association pays for the building. However, you will still need to get what is called condo or studs in insurance. If the building burns down or a water pipe breaks they will not replace anything inside the walls such as carpet, appliances, cabinets, etc. If I can be of any help please do not hesitate to call me.
