Thank you for your question. There are over 900 managemnt companies in the Orlando area, and all of them have different prices and ways to do things. We only refer a few companies and would be more than happy to send their info to you.

This mostly depends on what your Home Owners Association covers.
Some HOA's cover lawn maintenance.

An average cost for a management company is around $100 a month plus a certain commission
on any bookings they receive on your behalf.
Lawn maintenance - $100-125 if not included in your hoa dues.
Pool Maintenance $100-125

You'll find that every company is a little different on the matter, and the choice of company is yours. Some commuities also have on-site management options.

Generally, expect a set monthly management fee to include things such as pool, pest control, lawn care, etc (amount to vary by company) and that they will also take a percentage of the rental rate (amount also to vary). Cleaning is another items. Some charge to the owner, some to the guests, some a mix of both depending on the length if stay.

You'll also want to consider any mortgage, property taxes, insurance, HOA fees, utilities, cost to furnish, etc.

Your costs will vary by community as well. For example, lawn care might be included in the HOA which would effect your management costs. Likewise, basic cable could be included in the HOA as well which would effect your utilities.

Once you have idenitifed the home or community you are interested in you will be better prepared to explore the cost to rent/manage.

Todo depende de la compania que contrates.
Gastos basicos por mes son:
1. Pest control -$25
2. Piscina - $70-90
3. Landscape - $60-90
Gastos flexibles:
4. Limpieza de casa entre huespedes $75
5. Management company - algunos cobran por rented week, otros tienen costo fijo mensual (se rente o no).
Encima estan los gastos de agua y luz.
Yo tengo varias personas que han hecho lo mismo, la major parte del tiempo estan satisfechos...
Yo llevo 19 anos en el centro del area turistica de Disney, tengo buen conocimiento de las casas de short -term rental. Dejame saber si te puedo ayudar a encontrar la casa que te convenga.
