planning on living in the house for a year, and then renting it out when I leave. But in the worst case scenario, I can easily maintain the payments for the entire life of the loan without tenants. Is the cibolo area a good place to create a residual income stream?

Cibolo is an excellent area to live in. It is close to I-35 , 1604 and other major road ways. You will enjoy small town living with access to city shoping and dining. Cibolo is close to most military bases making it an area with a steady stream potential tenants.

The home values have remained level and rentals in the area are running between $1,200 to $1,300 for a 3/2 home. The turn around time on rentals is about 30 days or less depending on the property.

Hi Terrence,
I was browsing here and found your post. We love the Cibolo area. We have lived here for the past 3 years and I teach in the school district here. We are relocating due to our family being long distance and our parents are getting older. We want to be close to them.

Our home is for sale. You are right, the payments would likely be about $1200 or so. I'm not sure exactly what your criteria is for a home or how large your family is, but our home would make an awesome rental after your year living in it because it has 4 spacious bedrooms and lots of space (2458 sq ft). The more bedrooms, the better your chance of renting.

We are in an awesome school district and our home is zoned to Watts Elementary, Jordan Intermediate, Dobie Junior high and Steele High School. Our MLS is 721131 and we've just discounted it to just $159,900. It's really a smashing deal. I'm including the link with the post. The pictures really don't do the home justice...it's a MUST SEE!

We'd love to have you take a look, since we just discounted it yesterday, I'm hoping it's not going to last long at this price.

Good for you....always plan ahead.

To answer your question, Cibolo is in a good location, near employers and RAFB. At this moment, it appears to be a good location to have a rental.

Dear Terrence... if you plan to rent the property when you leave, you may want to check around for a property manager in your area. They would be able to advise you regarding rental income for the area.
