i also read somewhere that when making an offer, you can offer up to 30% less. if that a good idea in todayss

Your offer should reflect what comparable properties in the same are have sold for within the last 6 months.
Your agent should be able to supply you with a list of comaprable homes or you can go to your county clerks office and look at what deeds were tranferred in the last 6 months.
In other words if the home you are making the offer on is priced 30% over current market, offer 30 % less .
If it is priced correctly you could lose it if you came in with an offer that low..
