In order to help you and give you advice, you will need to be more specific. For example,

Do you need to sell your home before you can buy the next?
Are you moving to Charlotte?
Will your income stay the same if you move to Charlotte?

Those are just some of the questions you will need to answer before anyone can give you great advice.

Call me if you would like to discuss the details in private. Take care,

Rather than generalize what can be done to assist you in your situation and share it with the entire internet community, let me say that I have an excellent mortgage person that can analyze your situation, help you get your credit score up if necessary, and I can handle both your buying an selling needs. All you have to do is contact me and let's get things in motion. Together my mortgage lender and I can take care of answering your questions or taking care of your home buying/selling situation. Thanks.

Another option for you, if husband's income is sufficient to qualify for the house you want to buy, just use the husband's income and credit for the purchase, don't use the wife's income and then her credit isn't used. I would not write an offer on a house though until you have an offer on your house. I recommend speaking with a trusted mortgage person who can give you good advice on qualifying for the purchase and a good REALTOR(R) to give you an honest opinion of the current value of your house. Then you can weigh your options intelligently. Good luck!

Hi Baltimore Seller,
Good to hear the husband is doing so well. First thing you want to do before or after selling your home is get the wife's credit to where it needs to be. You don't say where you want to move to or when you think that might be. I'd be happy to assist you both on this end with finding a home and refering you to a mortgage rep to help you when the time comes. I can also recommend a great Realtor for you on your end. Visit my web site and give me a call. Looking forward to hearing from you.
