Insurance is a big concern for anyone buying on the gulf coast. Depending on location your coverage is different due to flood zones. Your insurance is based on square footage and replacement cost so it is important to shop around when looking for insurance companies. I LOVE Harris Insurance in Fort Walton Beach, FL. They were able to get me insurance on my condo in Panama City Beach, FL when no one else could. I have also used Harmon Insurance in Destin, FL for years. There is no easy answer--much of Destin is NOT in flood zone, and some of it it. Some subdivisions have a problem with insurance others do not. If you are looking at a condo, the insurance is usually included in the condo assoc fees--that is why many of the association fees look to be relatively high. The best thing to do is to check a gis map or ask a realtor to check for flood zone, and get a quote from an independent insurance agent. I work closely with a good one who can get me a quote very quickly. Now, if you are looking at a detached single family on the beach, that is a difficult one!! We work with insurance agents in the area all the time to get you the best information.
