how to gain access to the mls?

I am sure you are under the belief that realtors aren't worth X% for the "little" work they do. This seems to be a missconception of realtors everywhere, truth be told what ever X5% equals if often not enough to make a realtor rich and retire anytime soon. The money earned by realtors working for their clients comes a cost to the realtor actually. As one gentlemen answered we have thousands invested in training, licensing, and monthly bills, then we might have 20 buyers we are working with an statistically only 70% of those will actually go to the closing table so that means 30% of our time is being used with no income at the end of that line. NOW, the banking systems had "Catastrophic Failures" at 10%!!!! 10%, come on, I wish i only waisted 10% of my time, and could call in for rescue of a bail out...HA....I digress that is a whole other subject.

My point is, realtors the good, professional ones who spend time learning the market trends, studying economic indicators are often worth much more than the X% they are earning. You can use the MLS for free but using that information to your advantage as a buyer is a trick, and the reason you need to hire an Expert Realtor!!!

Well you can pay a few grand, get a license, and pay the fees to become a Realtor and then provided you keep up to date each month with the MLS fees, you can look at the MLS listings all day long, or you can ask a Realtor for the Website address and look at what we have listed on our website. We show the complete MLS List if you have the time to sit and look at it all!

Hello, Alex. I am a realtor and an easy way to gain access to properties on MLS ... especially in Houston is to have a Realtor work with you and email you information about the properties that meet your needs and interests. I can send you those so that when a new home comes on the market you wil have quick access to pre-view them at home on your computer. Then we could schedule a convenient time to view them.

Public access is available through many company and agent site. If you want agent access, you will need to obtain a license, join the local MLS and a local office and pay dues.

Multiple Listing Systems are databases created for real estate agents to share listings, and make their jobs easier. It's by membership only, and open to real estate professionals.

There are many "public" sites that offer much of the information that's provided on the MLS, but it's been slightly filtered, to make sure that proprietary and private information is not exposed to the public.

There are only two ways to gain access to the MLS: hire a Realtor or get your real estate license. When you search for properties on a Realtor's website, you will not be able to see all of the listings in the MLS; only those that homeowners have agreed to display on the internet. No matter how sophisticated you are, and no matter how good someone's website looks, you will be better off using a Realtor to access the MLS.

The MLS is the root of most listing information on the Web, while a REALTOR is the root to finding the home you are wanting. Contact a local agent, one respected in the area, and recommended by your family and friends. That REALTOR can sign you up for a targeted search for the house you need.

Go to http://www.realtor.com. Usually the homes that appear on MLS are there also ;)

Contact a local agent who pays to be a member of the MLS and request that they send you property listings based on your search critera. You can start getting information today.

Dear Alex,
Retain a good "Buyer Agent" and your agent will assit you with the MLS search. If you were hoping for full access to the professional platform, you have to study to become a Realtor.

Alex.... I am sure you miss stated your questions and meant to ask how to access "homes for sale in Houston". The public can access homes placed on the MLS by Realtors through the Houston Association of Realtors web site, http://www.HAR.com. That being said, remember, you must have an agent with you to VIEW any of these homes. Every home on HAR has a "listing agreement" in place between the home owner (seller) and his personal Real Estate Representative. If you want your own Personal Representation, you will have to get an agent, like me, to represent your best interests.Quite a few offices, today, will not allow the listing agent to also work with the buyer. After all, don't you want the agent you are working with, to actually work for YOU and not the seller ???

Why do you want to access the MLS? Once that question is answered, proper guidance can be provided.

The public can access the Houston MLS through HAR.com or web sites like mine http://www.MarkKnowsHouston.com It is limited access and does not show details like sold prices.

Only Realtors that are members with the Houston Assoc of Realtors have access to the full MLS system which include sold prices and the ability to perform more detailed searches. Let me know if I can be of some assistance to you. I assist many buyers in researching properties prior to purchase.

You will need to contact a Realtor but if you are a casual looker you can go to a Realtors website to search. Our websites are typically using our own MLS access. While it is not total access you can search for currently listed properties.

har.com is available to everyone, and a lot of other websites feed off of HAR. If you need more information about a particulare property, enlist the help of your favorite Realtor.

As noted below, http://www.har.com will give you public access to MLS listings. You'll see photos (now up to 32) in a gallery format, along with a description, room measurements, open house schedule, and other such features. However, if you wish further information, such as how long the property has been on the market, any price adjustments, or other such facts that will help you make an informed decision, you'll either have to become a Realtor or engage the services of one. Incidentally, the expertise of buyers' agents come at no cost to their clients, as they are compensated by the sellers' agents.
