The real estate market is not what it used to be as in 2009/2010 where buyers were able to place low offers and have little competition. With low interest rates, still low pricing, and a shortage of inventory in some price ranges; the days of low ball offers are gone.
I suggest that you work with a local real estate agent to assist you in finding a property that most closely matches your needs and desires as they can negotiate the price and terms in your best interests. Foreclosures and short sales may be your best bet as those property types are usually priced under or close to market value.
