how to find properties at deep discount price?

There are many homes on the market at a great price. The challenge is location and the amount of work the home needs. If you are willing to do some renovation work youself or hire a contractor there are many homes to consider. Get connected with a Realtor who is familiar with the area you are interested in and dont forget to look at homes that are being auctioned online. I have seen some homes that are almost move in ready that are bank owned. Also, get pre-qualified by a mortgage lender if you are planning to finance the home or be prepared to show proof of funds for cash deals, you will need that to submit an offer. Good luck!

Hello Vijay,
The real estate market is not what it used to be as in 2009/2010 where buyers were able to place low offers and have little competition. With low interest rates, still low pricing, and a shortage of inventory in some price ranges; the days of low ball offers are gone.
I suggest that you work with a local real estate agent to assist you in finding a property that most closely matches your needs and desires as they can negotiate the price and terms in your best interests. Foreclosures and short sales may be your best bet as those property types are usually priced under or close to market value.

Time on market is a good suggestion - however, you will likely find that the rental market is brisk, as is the sale market. If you are looking for a place to live, then focus on finding the right place and be prepared to pay a market rate.

the best was i can think of is to do a search based on how long the rental has been on the market.
