Hi There,

By your questions, it sounds like you are experiencing some frustration in this very competitive market. If you want a list of properties that are in pre-listing status, call me. These properties on my list are exclusive to my clients only. I have a list of properties that are not on the MLS but coming soon. I work with several top listing agents in the county to obtain this list. In this market you have to have an agent working for you that can get your offer accepted on properties that haven't even hit the MLS yet. Call me....209-451-5446

The direct source would be to go to http://www.metrolistpro.com. From there you can input your search and you can be notified daily of properties that meet your criteria. If you see anything you like you can then contact a Realtor of your choice to find out viewing instructions and other detailed information. I would be happy to help you as well. I don't know how you are finding any that are pending unless you are using website searches that don't update the information daily. You can go to my website home page and bottom right side has MLS search links that are updated daily, (Los Angeles MLS property search link). Any agent you find will not give you pending listings although in this tough market, homes go pending very quickly as there is not much inventory. The key to finding a home that is not pending, is finding a reliable and professional Real Estate Agent. Agents have access to the MLS and can send you the most updated properties on the market.

It is also good to have an agent that technically inclined and has various ways of contacting you when new properties come on the market.

The best way to find active properties is by working with a Realtor. They can send you a list of all the active listings that match your search.

As a Buyer you can work with an agent and the seller will pay the commission for you.. So as a buyer it is in your favor to work with an agent.

Ron is correct. Your best chances are to start working with a great local Realtor in the area you're looking to purchase. I assume that might be Stockton?

There are many great agents for you to choose from. I'd be happy to assist if you are in the need of one.

There are other sites to search for homes on the internet. Some are updated directly from our MLS system, but many are not.

A local Realtor can help you with that one:

Unfortunately, the houses listed on Trulia are not vigilantly updated.
Your Realtor will have access to the latest information.
Sorry, but my sphere of influence does go that far north.
