how the price of a property will be affected if its backyard is next to a cornfield (neighbor)?

You have said whether the corn field is a farmers field or a large garden of your neighbors. If the corn is a farmers field the field will be rotated in crops every year. Generally from corn to beans to winter wheat. If a farmers field, walk out into the field and you should see the short blades of grass protruding from the ground, this is winter wheat which will be harvested in late May.

I don't feel having crops behind your house is a negative. Your primary concern would be to have the well water checked (assuming the home is on well water) for nitrates in the water. Nitrates in your water cannot exceed 10 parts per million by EPA standards and will negatively effects brain developement in pregant mothers and infants.

If they air spray the corn it might be a concern, otherwise, it may not pose a direct problem.

You could have an environmental inspection if you like the property.

and i think the land belongs to the neighbor and he/she used part of the land to grow corn

i like the house but with a cornfield so close to your backyard, i am worry about the pesticides and chemical pollution.

I think it would be hard to say how a cornfield affects a property. If you have a property you are interested in buying then it would be wise to have a comparative market analyze. It is similar to what a appraiser does to determine the price. Your agent can make this for you. It will have the biggest impact on a property price.

It depends. Some people will like the serenity of the cornfield. you can always look at the city plans to determine if there is plan to develop the land or leave it as a rural status.
