Dear Mary:

Based on comparable sales in the area the value for a 4 family home in this area could vary from $1,500,000 up to $2,500,000 depending on the size and condition of the property. As an example, here are some recent sales in the area:

1) 396 Sackett Street sold on 2/18/10 for $2,005,000
2) 235 President Street sold on 12/17/09 for $2,100,000
3) 84 2nd Place sold on 12/23/09 for $1,600,000
4) 32 1st Place sold on 3/12/10 for $1,675,000

I am very familiar with the area as one of my offices is located at 53 Douglass Street (right off Smith). Your building should sell for $1,500,000 to $1,700,000 depending on overall condition and marketing time.
You can also maximize value by doing a few upgrades and filings.
Is this building still being used as 4-family or has it been converted to a single family residence?

Mary,
It's hard to say without knowing the condition of the property.
A good place to start is to take a look at what has sold and what hasn't sold recently.
If it sold, it was priced right. If it didn't, it may have been priced too high.
Of course there are other factors, such as marketing...but that would be a good place to start.

These days, many people are in the 'business' of estimating value, but if you want a well supported, well documented estimate of market value accepted by banks for transactional purposes, you want an appraisal.

And it would be ill- advised of any appraiser to start shooting numbers at you from the hip.

The process involves some time and some real effort, so anyone who wants to give you a relatively firm number from their office chair is not giving you information you should rely on.

As you can see there are many answers to the same questions. My advice is to choose a Realtor or three interview them as to their knowledge ,experience and ability and make a choice a good Realtor can make a huge difference. Never choose a Realtor on price and commission. Choose a Realtor on Ability.

It is best to set-up appointments with qualified real estate professional to give a free market analysis of this property. Make sure it is FREE and without any obligations. During that time, conduct interviews and pick the best. Probably you may sell sooner than later.

You're received many excellent answers here, and of course the condition of the property is always key, as is the location. It's impossible to give you an exact cost without doing a home evaluation. Even then, remember it's only an estimate. In the end, the final value is whatever a particular buyer is willing to pay for your home at a particular time.

I would like to ask you a question.

The name of the property owner for this address doesn't match yours; this could be due to incomplete information registered on the source site which I used to get this info.

Are you asking because you are thinking of placing 393 Union on the market, or are you a buyer and want to know what it can go for if you put an offer on it?

If you are planning on selling, it will depend on the condition and finishes of this townhouse. Will it be delivered vacant or with tenants in place? If someone doesn't want a four family home, instead wants to convert to three, two or even one, how much work and effort would one need to put into this project.

If on the other hand you are thinking of buying this property and simply like the building or overheard it may be up for sale. Ultimately it may not matter what it can sell for, it may depend on how much the seller is willing to accept if they ever consider selling.

Your building is similarly sized with the house on Sackett that recently sold for $2,005,000, but we would need to assess the interior condition to put a truly accurate price for sale. The Sackett Street house is a two family in excellent condition. Even so, the new owners are doing a farily extensive renovation.

For anyone to give you an accurate market price they would have to inspect the property. In order to determine a value, you need to be aware of recently sold similar properties in the immediate area--after reviewing the data a determination can be made as to a fair price--Keep in mind that in today's market pricing and marketing involving maximum exposure are paramount.
