Richard,
It should cost little to nothing to get electricity on the property, it usually requires that a well and septic be located on the property before they will run in the electricity. Wells cost from $5,000 to $11,000 depending on the depth and need to use well casing. Casing is used for ground drilled through that is not solid rock to help seal the well. Septics ordinarily run the same as a well depending on septic size, ground suitability determined by a perk test, etc which is also determined by how many bedrooms in the new home. Access is fine as it is gained thru a County Road. This is part of a platted subdivision with restrictions and legal access to every lot.
