I just ran this address on my site using zip 94040. Also shown but not calculated same address different zip 94035. This is the property's estimate from this source: $1,128,835.400. .... Happy New Year, Rudi

If you want a really accurate assessment of the value of your home, talk with an appraiser who can visit your home, take measurements and will be able to give you a true value based on observation and market trends. An appraisal will cost you money but it will give you the most accurate information. Keep in mind, however, that all values are "backward looking" and based on past sales, so if there have been drastic changes in the market, the appraisers today are supposed to calculate in a "trend" to the value. A realtor will be able to give you valuable information regarding current sales trends in your particular area and this is where the information from a Realtor can be really valuable if you are planning to sell your home.

Best advice, however is that if you can wait to sell your home, you should for about two or three months. We may be looking at possible changes to mortgage limits in 2012 when Congress reconvenes which may help sellers with higher priced homes. Good luck!

A few questions: Are you looking for a market value to sell? Are you looking for a value for estate or tax purposes? Are you looking for an appraisal from a licensed appraiser? What are you using the valuation for?

Have you made any modifications since you bought it last December? The last two sales in your neighborhood are for single level homes of approximately 1600+ sf. One was completely and beautifully remodeled 3 bed/2 bath (1600sf) that sold at $1,255,000. The other was an updated home with almost 1700 sf 4 bed/2 bath that sold at $1,115,000. As you can see, there is quite a range in sales prices.

Since there has only been a few homes sold in St Francis Acres in the last 4 months, nailing down an exact number on your house will take adjustments (either time, location, size or improvements). It would be best for an agent to take a look at the home in its current condition to determine its current market value.

Note: should you be wanted to sell, market timing should be taking into effect for valuation. With spring coming up and inventory extremely low for Mountain View homes with Los Altos schools, you may get a premium compared with when you bought it in December.

Consider inviting a few local agents from different realty companies and ask for a cma; review the data, ask opinions and determine worth; generally cma's are provided free of charge, or you may wish to hire a professional appraiser...

If you are just curious, you can get a range based on recent sold comparables in your immediate neighborhood going back about 3 months. A more accurate value for listing purposes, it is best to have a Realtor compare the comps with your home's current condition. For the most accurate,hire a licensed and competent appraiser.

Since you purchased it a year ago for $1,080,000 your value will have changed very little. It's a beautiful home. The the power lines so near is probably one reason it sold for the price you paid.

I recommend you have a consultation to determine your goal and who we can get you there.

If you are looking for a rough range and as a very basic starting point, without knowing any of the details of your property and just going with sold comps in your area, and taking into account the current market direction and buyer demand, then I would say $1,150,000 to $1,350,000.

Contact your agent from when you purchased the property and discuss the current market value. If you need a new agent referral just let me know.

The best way to determine true value is to set an appointment with a real estate broker and have them inspect the condition and see property features first hand. They can bring along recent comps in your area and show you how to adjust the prices from those comps to the value of your home.
