why are the memberships fees more expensive if one is over 66?

Not sure if you have found a home yet, but I have a new listing in Gleneagles that they just dropped the price on to $57,500.. highly motivated seller...

As others have pointed out Gleneagles Country Club which does have a membership requirement with equity bonds starting at $18,750 and going up to $35,000 depending on membership classification and your age.. The private equity golf communities are one segment of the market that has not rebounded as strongly as clubs continue to struggle to attract younger members who are looking for a life revolving around the golf course.

Because of the trend that baby boomers are not as interested in this lifestyle, inventory levels are much higher than the overall market even though we have seen a pick-up in sales as buyers are seeing the lower prices of homes as an attractive draw. Gleneagles s a great example as we have had 79 properties change hands in the community over the past year at prices ranging from $24,000 all the way up to $335,000 which is a huge spread but there are condos, and single family homes in the development. The median sales price has been $75,000 and there has been much more activity in the lower priced condominiums. As of this afternoon we have only 15 homes under contract and a total of 60 active listings.

This represents a little over a 9 month supply which is a very strong buyers market and for those seeking a private club means there are great deals to be had. The market in Gleneagles is stronger than some clubs as the prices have dropped so low and the equity memberships and dues are fairly reasonable.

Again, many of the private clubs continue to struggle and for those looking for this lifestyle it is a fantastic time to buy but you need to know, and understand, the metrics of each facility and find the right opportunity to match your unique requirements. Look for those clubs with the lowest inventory levels as a sign of the strongest organizations.

There is an equity membership requirement when you move in of approximately $38,000 and then there are also annual dues to pay and minimum food and beverage charges. The best way to get the correct amounts is to call the club and talk to a representative that is responsible for membership. They are usually quite helpful and willing to provide information.
