If it's in another part of Forest Hills, say more toward Kew Gardens or Rego Park, and meets the same sq ftge, it would be less than $275, 000 for sure now.
If there is no doorman, no garage, and no terrace, this will lower your price as well.
I just staged an apartment for a client that has had his 1BR on the market since August. We're talking about 7 mos and he has not gotten an offer. After I staged it, cleaned it up for him, we had an open house and even though there was snow, and it was cold, and we did not have a large turn out, I received an offer!! We may do another few weeks of showing and see what happens.
