As Dana said below, USDA offers 0 down. I checked, and this home IS eligible for this type of finanicing. You need to touch base with a local Mortgage Broker and a Realtor as well.

.down payment is not determined by the seller,it is determined by your lending institution,depending on what type of financing you obtain. With a conventional mortgage you will need at least 20% down,FHA is 3.5% and there are some 100% financing programs(no down payment) available such as VA,RD and USDA. Of course with no down payment your monthly nnote will be higher so these programs require verygood credit,a solid work history etc. Your first step is to contact a reputable local mortgage broker and get yourself pre-qualified.
