how much can i expect to sell a lbdr, lbth condo w/balcony?

Quite a bit depends upon, sq footage, amenities,upgrades, location etc etc. We need more information then what has been provided in order to give you a good answer. I would recommend you interview a few agents who work in the area to assist you in pricing your property and selling it !

If you don't have an agent yet, now is the time to interview a couple and then choosing the one you like best. The sale price will depend on other similar units that have recently closed in the near vicinity and also on the condition--upgraded or not , etc.

The best answer is, that depends. All pricing is dependent upon several factors: location, neighborhood, size of unit (square footage), size of building, age of property, amenities in the unit and building, condition of the unit and building, upgrades in the unit, amount of homeowners dues, and sales of like (comparable) properties (those whose features most closely match the ones listed above).
Using Eric's formula will not really work for you. A blind estimate based on a single property from another neighborhood and location will not help at all. What you need is a detailed market analysis using all the pertinent data. I'd be happy to speak with you and arrange a comprehensive and complete valuation of the property in question.
FYI, there have been 19 properties such as yours (1+1 in 90034) on the market in 2009.
There are currently 4 on the market with a median price of $317,000.
There are two pending with a median price of $222,000.
There are 6 sold with a median price of $279,500.
There are 7 expired or withdrawn with a median price of $350,000.
The lowest price is $149,500, and the highest price is $399,000. As you can see, all of what I said above comes into play in affecting the large price variation in units.

Your asking price will depend on a number of factors--most importantly comparable recent sales & pending sales around the neighborhood with a similar footprint as your home. Upgrades and location may also make a difference along with a knowledgeable and active agent to properly market your condo to the right qualified buyers--fast. I just sold (closing is Tuesday actually) a nicely upgraded 1 bed/1ba condo in neighboring Mar Vista for $325,000. So based on that, depending on the condition and exact location, I would say between $275K and $335K. Of course I could give a better assessment if I knew the actual building and saw the unit obviously. Here is a link to the property I just sold for you to compare/review:

It depends...sound like you need a Realtor to run "comparables". He or she will look at other like properties that have just sold and compare them to yours. Together you can come up with an attractive listing price based on location, comps, condition etc. Good luck!
