Trick question. Commercial needs to be zoned commercial. Even a 5 unit property zoned residential is considered multi-family residential...

Five(5) or more are considered commercial.

Hi Sam,

Hope all is well and getting ready for the year 2012. Happy New year to you. Any property above 5 units is considered to be commercial mutl-unit property. Commercial property could also refer to shopping centers, and other income driven properties.

5 or more is considered commercial property. Basically, 1-4 is still considered residential property. Also, the loan requirements would be different.

1 to 4 units is considered residential property. Anything above 4 units is commercial property.

For lenders guidelines you are looking at 5. 4 and fewer and you can likely obtain more conventional financing. If you need help with a specific property, please let me know. I work in the residential and commercial world and have ample contacts to get done whatever it is you are looking to do!

Hello Sam,

In Los Angeles 2-4 units is considered Residential Income. Anything over 4 units is considered commercial.
