how long can a house built in 1905 be expected to last?

It can last seemingly forever with regular maintenance and updates.

Folks in other parts of the world routinely live in properties built more than 100 years ago. Heck, our President seems okay in the White House, and the construction there finished in 1800.

87 years. But seriously, there is no "lifetime" for a home that has been well-maintained. Unlike the human body, they are infinitely repairable. There may need to be updates along the way, of course. Although attitudes about older homes vary somewhat regionally, in my area that would actually be one of the newer homes I could offer.

Many of the older homes were built with quality materials and craftsmanship, but not all. You can get a quick overview by walking around the house to see how much it has settled over the years. A good look at the foundation will also reveal cracks, water infiltration and evidence of bugs, which can send you running right out the door. Everything is fixable - for a price. Plumbing and electricity often have to be updated, and many older homes need additional insulation. That said, there is nothing like the charm of an older home, when it is well maintained. The house may last hundreds of years.

Age is not as important as maintenance. However items like electrical and insulation may be of concern.

Hello Josh,

As all here have mentioned, maintenance is key. Be aware that many updates additions etc oftentimes go into these homes also, so a thorough home inspection as well as looking into permit histories can give a great idea if updates (if any) were performed properly. These homes were well built with strong materials back then, just be sure depending on financing, that the wiring was upgraded.

There are too many factors to make a guess. It depends on the quality and materials of the original construction, environment (wet area?), maintenance, etc. If you are considering an older home, have it inspected by a professional that can give you an honest assessment of the condition.

Some homes build in 1905 were built better than the new ones built today.
And if they were well cared it would just need updating but most homes
in that era has character and uniqueness that you do not see in
the homes today.

If the home has been maintained properly, indefinitely. Especially if it is brick.
