Hey Gavin,

Home prices are adjusting everywhere including Blackhawk. That said, there are 4 reasons why sellers MUST sale their home and they are, death, illness, divorce, and job transfer. Unless a seller is motivated by one of these reasons, lowball offers generally don't go very far. There is only one way to see if the seller will take a lower offer, and that is to write up an offer and submit it to the seller. It really depends on how motivated the owner is.

As for how much you will spend on upgrading the home is a personal preference. If you get the home at a good price, it could be worth it.
