Gavin, Home Buyer in 94568

how is market in blackhawk right now?

Asked by Gavin, 94568 Sat Mar 21, 2009

I've seen a few houses in blackhawk, range from 1.3 million to 2 million, I am wondering for those houses, say like 1.7 m, do you think I can get a lowball offer for around 1.4?

There are some nice homes in blackhawk for sale right now, but most of them do need renovations, i guess it would be at least 400k, bathrooms, kitchen, and so on. Do you think it is really worth to buy a 1.7 m house and put another 400k to remodel?

As of June, the market is slowly rebounding in Blackhawk. It was definitely affected by the economic down turn over the last 4-5 years. Anyone considering a purchase should do so while the values are on their way up and when the cost of money is so low. We believe that we have hit bottom in much of Contra Costa County.

Hey Gavin,

Home prices are adjusting everywhere including Blackhawk. That said, there are 4 reasons why sellers MUST sale their home and they are, death, illness, divorce, and job transfer. Unless a seller is motivated by one of these reasons, lowball offers generally don't go very far. If you have singled out a home you like and would like me to help you with making an offer, feel free to give me a call at 510-258-8909.

Gavin,

There is only one way to see if the seller will take a lower offer, and that is to write up an offer and submit it to the seller. It really depends on how motivated the owner is.

As for how much you will spend on upgrading the home is a personal preference. If you get the home at a good price, it could be worth it.

Gavin I can write up the offer for you, if you have a house in mind. If you need to look at some homes first, I can also assist you. Let me know what you want to do. I am available tonight or tomorrow.

I look forward to hearing from you.
