how do i know if bank own property is on the market.and forclosure

Interview several real estate agents and find one that you are compatible with and that has a proven track record of representing buyers. Make sure that when you hire them, and sign a buyers agency agreement, that their fee is paid by the seller ONLY. This way, you get representation and your agents fee is paid as part of the cooperating split! Even better, find an agent that holds a CRS designation, or ABR certification! These programs require further education and training and a higher level of professionalism. Once you find your agent, have them do the leg work.

If on the market it will be listed in MLS...

If it is a bank foreclosure it will be in the property records. Eventually made for sale.

Check the local sheriff sales but most likely you will need to wait for the actual foreclosure. Banks are reimbursed when they go to sheriff sales they have foreclosed on. For instance the homes value is 100000 and the mortgage is 200000 A bank will bid up to the mortgage amount. Why because they are reimbursed the amount, plus expenses, from government entities such as Fannie Mae...
