Sorry I couldn't resist! Your best bet is to target the areas you want to look at. I'm assuming you may be looking for lots for a builder to purchase and build on. Search the tax records find out who the property owner/ Developer is and contact them directly regarding selling some of their lots. Many developers will require that a minimum purchase be made 5-10 lots by a single builder to maintain consistency if this is in a subdivision. There are so many sources for information about lots for sale - of course I'm partial but I believe the best source is a Realtor. Realtors cooperate with one-another in a database known as the multi-listing service. This database includes all active properties for sale and can be searched with your specific parameters - for instance, do you want a wooded lot, a specific neighborhood, acreage or waterfront? All of these preferences can be specified to help you find exactly what you're looking for. In addition, you can peruse your local classified ads as well as search internet listings such as EBay and Craig's List. Use caution with these searches though, and make sure that you do your research. And prior to purchasing from an un-listed source, make sure that you have your attorney thoroughly review everything that is related to the purchase so that your interests are protected. Depends on what you are looking for. The best solution is contacting a Realtor and setting up a search based on your parameters (size, price, location) and looking that way. Since you are a Real Estate Pro (according to your profile) you can go into your MLS and look for LOTS. Usually they have their own section under Residential Developed Lots or Land. One thing to keep in mind when you contact a Realtor is that he or she can send you e-mails from the MLS listings that are land only listings. There is a whole database of land and lots the Realtors can check to find you that perfect spot of land for your dream home. So just give him or her your specific parameters, like 80' wide and on a preserve or 100' waterfront lot x 80" deep. Realtors are the best sources of information when it comes to property sites, etc., and you will not be paying a commission as the buyer. Wed May 14 2008, 06:08

Hello Rocio,
Most subdivision lots are controled by the developer and the builder that purchased them. If you have found a neighborhood that interest you then inquire with the listing broker whom will put you in contact with the builder or developer. I have one subdivision with 3 acre homesites and the lot is what we are marketing for sale, We will do custom home building for the buyer but our goal is only in selling the lots. Neighborhoods like this are marketed the same to the public as any other neighborhood. You can find residential lots for sale on Realtor.com or local MLS sites. You should also check with the local Homebuilders Assoc. and ask for information they may have on any builder member that is trying to unload lots. There are plenty out there. We have tons in our area. A lot of subdivisions are up for sale. In one neighborhood we are selling in there are lots that the builders paid $120,000 for that are on the market for 37,000 to 59,000.
